“ANAM – Aeroportos e Navegação Aérea da Madeira, SA informs all passengers and all other airport users that due to the general strike called for the 24th of November, the air traffic may be affected. For this reason we recommend previous confirmation of flights directly with the airlines, Tour operators or travel agencies, before heading to Madeira or Porto Santo Airports.

  1. I think you will need to submit an application at your local town hall, who will stamp it. By stamping the application, the town hall permits you to start renting out your property. In the following 60 days, the town hall may order an inspection of your property to check all the conditions are being met.

    Owners of properties found withour a licence when they need one risk fines ranging from €2,500 to €3,740. This can rise to €25,000 for companies.

    This is on a commercial site…and may be out of date..

    If I find a source which I believe is definetely up to date on the law such as a Government site…will post it

  2. Sue, the “AL” (alojamento local) licence is now required, as Paul says, via your local Camara. You need to submit the following “process” to adapt your property usage:

    “Adaptacao de moradia (unifamiliar) para estabelecimento de alojamento local, ao sitio do ………”

    In the old says (4 years ago) the tourist board had total CONTROL of holiday lets but European law has enabled you to by pass them (and the brown envelopes required, for bed allocation) via your local council, as above.

    Yes, the threat of a fine, as Paul hints at, was/is very real ….. from 2,500 to 30,000 euro, some 5 years ago, from the tourist board, for having “an enterprise that explores services of tourist lodging without a licence or authorisation of utilisation ….”

    And they DO check the web for sites………

    The A.L. procedure is relatively straightforward and includes safety checks (termo de responsibiliade) for gas and electric, fire risk and required equipment and signage plus first aid kit and emergency ‘phone number lists etc ….. you will also (as ever) need your house plans, geographic location, your title to the property, residency status etc …. escritura, caderneta predial etc…..all certified copies less than 6 months old.

    Then after an inspection from the Camara and payment of some 120 euro you are “free” to open your house to the public ….. AND you MUST tell the I.R.S. also (or be fined) and do a yearly tax return, obtain an OFFICIAL reciept book, an offical complaints book and sanctioned A.L. perspex sign in blue and display same!

    The Camaras are now very much up to speed on this process and will help you ….. honest, well they will do in Santa Cruz!

    Jon is correct, only thing to watch is that when you submit your application you are technically allowed to rent. The Camera should then inspect in 60 days, if they are unhappyvwith anything they can then place a stop notice on you. You then have to re apply. Could be embarrassing if you already have bookings.
    I found Calheta very good with my application. I gather Ponta da Sol can be a bit of a nightmare!
